Fees for conversion of lands in kerala upto 25 cent
By imposing the following rates and consolidating the fees for declassification across Panchayats, Municipalities and Corporations, the directive is issued. (AS PER GO REV-P1/28/2021 -REV 25-02-2021)
1) Conversion of land up to 25 cents can be allowed free of cost. With effect from 30th December 2017, this exemption is for land not exceeding 25 cents.
2) The above exemption shall not be applicable if the land which was single till 30.12.2017 and thereafter converted into plots of area of 25 cents or less. Fees shall be charged as one.
3) A fee of 40% of the fair value shall be charged for land above 25 cents up to one acre irrespective of Panchayat, Municipality or Corporation.
4) For land above one acre irrespective of panchayat, municipality or corporation, the fee shall be 20% of the fair value.
5) Existing rates will continue for construction on declassified land. The above amendments will be effective from today.

താഴെപ്പറയുന്ന നിരക്ക്‌ ഏര്‍പ്പെടുത്തിയും, പഞ്ചായത്ത്‌, മുനിസിപ്പാലിറ്റി, കോര്‍പ്പറേഷന്‍ എന്നിവടങ്ങളില്‍ തരംമാറ്റുന്നതിനുള്ള ഫീസ് ഏകീകരിച്ചുകൊണ്ടും, നിര്‍ദ്ദേശം പുറപ്പെടുവിക്കുന്നു. (AS PER GO REV-P1/28/2021 -REV 25-02-2021)
1) 25 സെന്റ്‌ വരെയുള്ള ഭൂമിക്ക്‌ തരംമാറ്റം സൌജന്യമായി അനുവദിക്കാം. 2017 ഡിസംബര്‍ 30-ാഠം തീയതി പ്രാബല്യത്തില്‍ 25 സെന്‍റില്‍ അധികരിക്കാതെയുള്ള ഭൂമിക്കാണ്‌ ഈ സാഈജന്യം.
2) 30.12.2017 വരെ ഒന്നായിക്കിടന്ന ഭൂമി, അതിനുശേഷം തിരിച്ച്‌ 25 സെന്റോ അതിനു താഴെയോ വിസ്തീര്‍ണ്ണമുള്ള പ്ലോട്ടുകളാക്കിയിട്ടുണ്ടെങ്കില്‍, അവയ്ക്ക്‌ മേല്‍പ്രകാരമുള്ള സാജന്യം ബാധകമല്ല. അവ ഒന്നായി കണക്കാക്കിയാണ്‌ ഫീസ് ഈടാക്കേണ്ടത്‌.
3) 25 സെന്റിന്‌ മുകളില്‍ ഒരേക്കര്‍ വരെയുള്ള ഭൂമിക്ക്‌, പഞ്ചായത്ത്‌, മുനിസിപ്പാലിറ്റി, കോര്‍പ്പറേഷന്‍ എന്ന വൃത്യാസമില്ലാതെ, ഫെയര്‍വാല്യവിന്റെ 40% ഫീസ് നിരക്ക്‌ ഈടാക്കേണ്ടതാണ്‌.
4) ഒരേക്കറിന്‌ മുകളിലുള്ള ഭൂമിക്ക്‌, പഞ്ചായത്ത്‌, മുനിസിപ്പാലിറ്റി, കോര്‍പറേഷന്‍ എന്ന വൃത്യാസമില്ലാതെ, ഫെയര്‍വാല്യവിന്റെ 20% ആയിരിക്കും ഫീസ് നിരക്ക്‌.
5) തരംമാറ്റിയ ഭൂമിയിലുള്ള കെട്ടിടനിര്‍മ്മാണത്തിന്‌ നിലവിലുള്ള നിരക്ക്‌ തുടരും. മേല്‍ പ്രകാരമുള്ള ഭേദഗതികള്‍ക്ക്‌ ഇന്നേ ദിവസം മുതല്‍ മുതല്‍ പ്രാബല്യം ഉണ്ടായിരിക്കുന്നതാണ്‌.
